The Investor Group, LLC. buys several houses each month. We are looking to purchase 6-10 homes a month.

We buy homes ‘subject to’ the existing financing. Meaning that the sellers will deed over the home to us and once we own the home, we then find a tenant buyer to lease option the home for 36 months. We pre-qualify are Tenant/buyers in many ways, separating them from renters. While our buyer is leasing the home, making payments and building equity, we provide incentives to them that encourage them to quickly exercise their option to purchase.

We buy homes that are in pre-foreclosure. We get the seller caught up on payments and out of foreclosure. Then take over loan balance and payments.

The normal cost to get a seller out of pre-foreclosure is $12K to catch-up payments and late charges, $2-5K for clean-up or fix up costs. You can see that buying 6-10 homes a month can add up to $50-$60K a month. We use private lenders instead of using our own funds or bank loans. Since we get a very high return on our own cash, we can offer our private lenders a high yield when using their money to fund our deals.

When buying homes, we use a proven system. First, we only buy homes at 75-80% LTV. Second, interest rate must be below 9%. Third, property must be a nice home in a nice area. The typical amount borrowed from are private lenders are $15-$20K. Our investors get 15% interest. Monthly payments include interest only. Most loans are borrowed for 2-5 years. The term is decided by the investor’s needs.
